Scope:
The existing ballasted go-over EPDM roof system was experiencing significant water infiltration. A photovoltaic solar array which had been previously installed was reportedly fastened through the existing roofing system which was contributing to the on-going leaks. A built-up roof (BUR) system roof was below the go-over system on a lightweight concrete deck which required hazardous material abatement. A new PVC roof was installed followed by a new photovoltaic solar array.
Services:
Prepared construction documents and oversaw the roof restoration
Remove all existing materials down to the top of structural deck (including the BUR and lightweight fill). Hazardous material testing and abatement was required due to unexpected conditions.
Provide new, code-compliant single-ply PVC roof, including vapor retarder on top of the concrete slab and a code compliant adhesively attached polyisocyanurate insulation
Remove and replace roof drains with 4’x4’ sumps
Extend vent pipes
Extend exhaust fans and other rooftop mechanical equipment based on new roof height
Extend curbs/replace unit skylights
Penthouse wall backup wall infill repairs
New masonry through wall flashing installation at penthouse walls
New PV array installation once roofing was completed
