Scope:

Review Construction Documents for a new 5-story, mixed-use residential and retail building focusing on the overall water penetration resistance, water vapor mitigation and management, and thermal performance of the design.

Peer Review and red-line drawing comments of the design with respect to the building envelope components including:

• Roofing

• Exterior wall construction

• Air and vapor barrier continuity

• Windows

• Masonry

• Flashings

• Curtain wall systems

• Plaza deck waterproofing

GRLA’s review included questions and recommendations for the design team’s consideration to facilitate sequencing, constructability and systems continuity to effectively manage air, moisture and thermal performance of the exterior building envelope assemblies. The BES team also conducted periodic construction site visits to observe and document installation of the building envelope components, document non-conforming work and provide recommended corrective action.
