BUILDING ENVELOPE COMMISSIONING

A quality-driven process that guarantees the optimal performance of the building's outer shell.

It is an essential aspect of new construction.

We collaborate with owners, architects, owner's project managers (OPMs), and construction managers (CMs) throughout the design, bidding, and construction stages. We have discovered that joining the project as early as possible yields the greatest benefits and project success. Our commissioning services are in accordance with applicable industry standards including but not limited to: ASTM E2823 “Standard Practice for Building Enclosure Commissioning” and other similar applicable industry standards | NIBS Guideline 3-2012 Building Enclosure Commissioning Process BECx | ANSI/NEBB S110 (Building Envelope applicable portions).

    • Architectural drawing set and specifications review of the building envelope

    • Written narrative and annotated (“red-lined”) drawings with conceptual sketches

    • Identify Owner’s-Performance Requirements (OPR)

    • Commentary and recommendations for applicability and conformance with the contract documents, expressed design intent, and applicable industry standards

    • Collaborate with project team to address unforeseen conditions discovered during building envelope construction

    • Conduct/attend commissioning kickoff and pre-task meetings

    • Review and discuss materials submitted and approved, review details, installation methods, constructability, answer questions, and provide sketches and recommendations as necessary to facilitate construction and coordination between trades.

    • Site visits to observe progress of the building envelope system installation and documentation including non-conforming work for correction

  • Field performance testing includes:

    • Air/Vapor Barrier

    • Joint Sealants

    • Roof Flood

    • Window, Storefront and Door

    • Infrared Roof Survey

    • Assistance with organization of building envelope project closeout documentation including warranties, approved materials, and maintenance instructions for facilities managers
