Scope:

The circa 1893 Groton Public library was experiencing ongoing water leakage especially during rain and snow storms throughout the year, including ice dam-related leaks during the wintertime. There were several areas of stained and damaged interior finishes and deterioration.

Services:

  • Existing conditions assessment and leak investigation study of the building to identify sources of the leaks

  • Interior leak audit to record and evaluate areas of reported moisture infiltration

  • Multiple roof and wall system evaluations, including review of all associated components for deficiencies

  • Overall building performance evaluation, including ice-dam, insulation, ventilation, and other energy related issues

  • Recommended scope of work and preliminary cost estimate for repairs of the low slope membrane, slate roof replacement, gutter replacement, brick masonry repairs, and wood window restoration

  • Construction administration services for the low slope membrane roof repairs, and the replacement of slate roof, copper flashing, custom copper skylight and gutters.
