Quinsigamond Shores

Shrewsbury, MA

Quinsigamond Shores is a six-building, 48-unit condominium development constructed in the mid-1980s with wood siding and trim, along with brick for the main floor exterior and chimneys. It was experiencing persistent water intrusion as well as other water-related complications including ice dams, gutter/water drainage, and balcony deterioration.

GRLA completed a comprehensive building envelope replacement with general contractor, Schernecker Property Services. The project consisted primarily of the following scope of work:

  • New siding and air/vapor barrier replacement

  • Replaced windows and sliders with new energy efficient units

  • Masonry repair and flashing to direct wall out of the structure

  • Chimney cap replacement

  • Detailed transitions between siding and masonry to reduce water infiltration

  • Replaced failing structural columns with new rust resistant steel columns

  • Modified roof edges (eaves and rakes) to better resist water penetration

  • Modification of roof eave to support larger gutter to increase capacity for water drainage

  • Modification of eave soffit to increase airflow to roof structure to reduce ice damns

  • Tie new wall AVB into roof system to eliminate water penetration

  • New deck design to increase water drainage and ventilate to prevent deterioration of framing

  • Updated existing exterior lights to contemporary style

  • Per community’s request, updated building’s 80’s design style with a contemporary aesthetic

  • Created design to reduce visual impact of large areas of siding at gabled ends

  • Provided renderings of design for to community for review before creating construction documents
