Scope:

The Grandview was constructed in 1896 and is listed on the National Register of Historic Places. The 4-story colonial revival style building consists of wood frame construction, wood clapboard siding, and asphalt shingle and EPDM roofing. The building was experiencing faulty installation of the EPDM roof, failing roof to wall transitions and clapboard siding, as well as issues with the structural/foundation of the two-story porch and site drainage.

Services:

• Performed a study with exploratory openings to determine the potential sources of moisture infiltration and extent of deterioration, and provided recommendations for repair/replacement

• Building envelope renovation including foundation repairs, windows, fully rebuilt two-story front porch, rear decks, shingle and EPDM roofing systems

• Construction drawings and construction administration to address the building envelope deficiencies along with a structural and civil scope and a deferred maintenance plan.
