The Grandview Condominiums

The Grandview was constructed in 1896 and converted to condos in 2002. The building is listed on the National Register of Historic Places and the Massachusetts State Register of Historic Places. The 4-story colonial revival style building consists of wood frame construction, wood clapboard siding, and asphalt shingle and EPDM roofing.
The building was experiencing faulty installation of the EPDM roof, failing roof to wall transitions, failing clapboard siding, and site drainage issues.
GRLA first performed a study with exploratory openings to determine the potential sources of moisture infiltration and extent of deterioration, and provided recommendations for repair/replacement.
Extensive renovations were recommended, and GRLA provided construction drawings and construction administration to address the building envelope deficiencies along with a structural scope and a deferred maintenance plan.
